Missouri Notice to Owner Form

Prior to receiving any payment from the property owner, a prime contractor is required to deliver a Disclosure Notice to the Property Owner. Failure to deliver this notice will result in the prime contractor losing its right to lien.

This deadline counts 20 days from the date of your contract, but this is not an absolute deadline for delivery of this notice. There is no absolute deadline for this type of notice because it only must be delivered before payment is received. It may be sent at the time of contract execution, when work begins, or with the first invoice - so long as it is delivered before receiving payment.

After completing the Missouri Notice to Owner Form, you must deliver it to the appropriate parties required by statute. Notices are typically served on the property owner and, for sub-tier parties, the general contractor. However, depending on the type of notice, it can be helpful to send notices to anyone else who is in charge of your payment, like a lender or surety company on the project.
