I filed a mechanics lien on house in GA for work that myself and my girlfriend did. The owner paid us 9000 out of 25000, do we are still owed 16000. After lien was filed, two weeks later the house was sold and we didn't get rest of money. He is coming up with lies just so he can try to get away from not paying us. The GC just told me he would give me $4000+ less than what is owed. He said take it or he would "bond out" and give me nothing. My account is under Dallas Curb Appeal inc. According to the your representative, you guys have it as a commercial property and not as a city project, where as he might not have the option to "bond out". I need to know if this is true or not; in order to figure out if I want to accept it or not. I rather tell him to eat shit and die and that I will file foreclosure instead. But I am not sure what that really means. Is that something they care about if they do not plan to sell the property. And if I foreclose how much can i expect to recover....Read More

We're nearing the end of the timeframe on our lein. The homeowner made two payments in the last six months. One for $1,000 and one for $500. They owe another $7500 on this one. They've said they'll pay $3,000 today and would like to agree on a payment plan for the remaining balance. Anything beyond this month is out of our traditional lien rights and timeframe. What can I do to extend the lien and help maintain that level of protection? Should I accept the payment plan?...Read More

Customer pretty belligerent. Has not responded to demand payment in registered letter. He seems to be a serial abuser of contractors. Never wanted to call former contractors to "fix" problems. Always tried to get our company to fix things "in addition to" originally requested scope of work. It got to be a series of verbal change orders that he resisted paying. When we complained about deteriorating communications, offered to wrap up current work and terminate the relationship, the customer immediately got vindictive....Read More
