We hired a roofing contractor to install insulation, replace new plywood sheathing and new asphalt shingles. There were the following six total suppliers and subcontractors on the project:
a) Insulation and plywood sheathing supplier
b) Shingle Supplier
c) Gutter Contractor
d) Electrician (since they accidently cut some wires in the attic)
e) Dumpster Service
f) Portable Toilet Service
The roofing contractor is only providing me with 4 lien releases (a, b, c, and d).
The contractor is saying that in WA State only vendors/contractors that provide more that $1000 in goods or services need to provide a lien release.
Is this true? We have had the dumpster sitting on our driveway for over 1.5 month and they have had to switch out the dumpster 3 times so I'm worried that this might be a huge bill. Also, with the portable toilet (honey bucket), it has been sitting on our driveway for over 1.5 months as well.
I have called WA State L&I and they suggest I get the roofing contractor to provide signed lien release on all supplier and subcontractors. When I asked the roofer a second time, he again stated that only vendors and suppliers over $1,000 is required to provide lien release. What do I do now to protect myself? Is he correct?

Hello, I have a Home in Wa State with 2 judgement liens...was reading the portion of your article,
"in order for it to go away, you have to make it go away…it requires action on your part.”...I've done a little research and it looks like in Judgement liens expire at the end of 10 years unless "renewed" by holder in which they could stay for another 10 years....Both of the liens that are clouding my title expire within 11 mos of today 7-2-21...Question , can you guys help me get the liens removed at the recorders office after they expire? I have a dispute with a contractor I hired to build a shed. The job was not completed and the contractor wants to be paid in full. I have a written document that he agrees the job is not completed as agreed. His lawyer filed a lean on my property saying either I have to pay in full or agree to demolish the built shed. A contractor put a lien against our property (I live in Washington State) for unpaid amounts, We paid the amounts off in full yet the Lien is STILL on my property. I have copies of the amounts paid in full and my email request to have the Lien removed as we have paid the full amount stated in his Lien filing.
What can I do now to get this removed as I am coming up to selling my home and I do not want to pay amounts AGAIN that I have already paid!!

We originally planned to just add the change order and have the customer pay in full. But let's say we release the lien and add the change order, which will change deadlines. I am the owner of the house that I'm building without a General Contractor. In July 2019, I hired a subcontractor to perform the rough plumbing for my house. This plumbing company was recommended to me by my friends. I received a quote from them by email, which I accepted, and they started work. When the job was finished, I received an invoice from the same email address to $26k, as we had agreed at the beginning. On the same day, I wrote a check for the whole amount and sent it to their address by mail.
The next day I received an email from the same email address with a request to pay them ASAP. I replied that I had already sent them a check. They ask me to cancel the check because their mailbox was not secure and make a wire transfer. I went to the BofA branch, canceled the check, and made the wire transfer on the name of their Company to the Wells Fargo Bank's account, which they indicated in the email. A few days later, I received a phone call from their accountant whose signature had been on all these emails, and she told me that the last letters I had received were from scammers, who hacked her email. I hurried to the BofA branch, and we called the Wells Fargo Fraud Department and sent them the request for a refund. In one week, I received $8k as a refund. With BofA manager, we request information about the rest of the amount but received a refusal because they do not provide information about the accounts that don't belong to me. I gave a check to the plumbing company's owner with $8k that had been refunded to me. Now they filed a lien on my property and demand that I pay the remaining amount. They haven't submitted any evidence that it was a scam, that the account indicated in their email doesn't belong to them. On the contrary, I have all proof that I transferred the whole amount according to instructions I had received from their email, which they, by the way, use to this day.

Hello, I live in Redmond WA and I need help how to resolve a claim of lien filed on my property last month. I had a leak in my master bathroom back in March and my home insurance sent me a contractor company to make an estimate for the repairs. After signing the contract with this company in May and giving them a check for a deposit, it took 5 months to finalize all the repairs. This contractor company would send subcontractors to make estimates for the repairs and no job was scheduled because this company would claim all of the subcontractors were over budget . I complained with my home insurance about the delays and things started speeding up after that. In September 27th a subcontractor was sent to my house to start the tile installation and the job was completed in 5 days. By the end of October all the repairs were completed and the contractor company got a check from my insurance as well from me. On December 9th a person came to my house claiming he was in charge of the subcontractors that did the tile installation and they didn’t received a payment from the contractor company. We explained to him the whole payment was made to the company who hired them so he needed to go directly to them. Last week I received a claim of lien from the this subcontractor with a file date of December 20th. This subcontractor only did the tile installation, so he didn’t bring any material to my house. The contractor company brought all the material. I contacted my insurance to let them know about it and they promised to work in fixing this. My concern now is having this lien in my property when I made all the payments for the repairs done in my house. Why is this person able to file a lien on my property in spite of that? How can I resolve this issue so my property is cleaned up of this lien? Do I need to hire a lawyer to find my insurance responsible? Any help and advice with this matter would be greatly appreciated. She's telling me the dates don't matter as long as we got paid -- but that makes no sense to me.

I am reaching out on behalf of my client, a General Contractor.
My client stopped getting payment and stopped working on a project in November of 2018. Within the 90 day statutory requirement I filed a claim of lien on February 12, 2019.
Sometime in May of 2019 my client received a partial payment for the work and work commenced again on the project with my client furnishing supplies and labor on the project.
On August 13, 2019 my client stopped working on the project again because work was completed and again no payment was made.
On October 12, 2019 the lien statute of limitations for the 8 months of my first lien is going to expire. We are still within the 90 days of the last day of work because that date is November 11, 2019.
My question is, should I:
1. Let the lien expire and file a second lien that includes the old amount and the new end of work date
2. Release the old lien, acknowledging that no payment was made and file a new lien that includes the old amount and new end of work date
3. Amend the old lien and change the new amount owed and new end of work date?
