Your map indicates that supplier to supplier liens are likely in North Carolina. Is that the case when it involves a WI. manufacturer to S.C. supplier to private owner in NC. The manufacturer would have lien rights to the real property in N.C. ??...Read More
My company is a General Contractor providing development and engineering services to four projects of a solar developer located in different counties of South Carolina. The developer holds each of those sites under option at this point and we have provided various services including land assessment, engineering, environmental assessment etc but no physical labor. I have tried sending out a notice of intent to lien to the developer for each of these projects, but Levelset shows that no product is available for that. I'm not sure why it shows like that or if there is a different document that I need to send to the developer to recover my dues. Please advise....Read More
I had a contractor do some work. I was given a quote for the work. I was given two separate itemized invoices prior to completion. Which I paid in full. At the end of the project I questions why the trim was not put on the columns and was told that was not included in the quote. But the addl work was done without my consent and other items which I paid for were not done. I now need to dispute the mechanics lien how is the best way to fight this?...Read More

I’ve been trying to get a payment from my client for weeks now. I’m a small business and single father of three and this has caused me so many problems including ruining our Christmas. The client lives downtown in a 120 year old historic home. Out of 179’ of internal gutter on the home there are two small spots holding water. The only way to relieve this water is to raise the gutter more than 2” above the roof. The house and roof have settled over the years causing it to do pin these two small areas. It’s out of my scope of work and I’ve tried everything to help settle this issue. The client is holding almost 20k when the job is complete but these two areas she thinks is enough to not pay me. What do I do about this now?...Read More

He left us and the homeowner high and dry with the project 95% completed and no payments made at all to me. He filed his LLC for bankruptcy. I still need paid, so do I lien the homeowner since its their property that was "improved" and worked on?

We are a landscape company here in North Carolina and we have recently performed a landscape installation to a commercial property in South Carolina for the General Contractor for that project. We have performed all of our duties according to contract. During this project, much of the landscape was damaged due to other subcontractors working at this project, we sent numerous emails to general contractor with pictures of the damages including multiple change orders and they were not approved. General contract is now withholding final payment for us not repairing the damages caused by other companies.
