We hired a contractor in July for 2 restroom remodel in agreement to focus on finishing 1 restroom. It is now over 3 months past and no working restrooms of the 2 and we paid 15000 with no records odor contract from the contractor even though we have requested one since the beginning. We were in a verbal altercation over the phone as we were demanding numbers so far and the contractor has not been present but 3 times since August. We choose to no longer have his services and he claims we owe him 1275 and putting a lien on our home although no bathroom is completed. What do we do he has not provided anything professional to this point no invoices etc.
also found out no inspections have been done for any work done as well....Read More

Can a minority shareholder of small family farm scorp file a lien on the land? Minority shareholder was the only on farm working, original shareholder who forwent his wages and paid land taxes and professional fees to keep from losing the land. 3rd generation shareholders recently fired him, transferred the farm bank account and the money earned from this years profits. This man is my father. He is 92 and the unthinkable has been done to him. These majority shareholders (his deceased siblings children) are planning to sell the land in the scorp. The farm corp has no other assets. I am also afraid they may try to transfer land in to another company to get my dads 22.5%...Read More
I performed work as a laborer for a homeowner who owns three personal properties. The work consisted of painting the interior and exterior of the homes and property management which consisted of lawn mowing, minor repairs, etc. while the homeowner was out of town for 4 months. I began doing this work approximately 2 years ago, and obtained a written agreement from the homeowner that I would do all the labor on is properties at a heavily discounted rate. The discounted rate was agreed to because the agreement called for me profiting from the eventual sales of the properties. The amount owed to me for property management fees are approximately $3,900.00 and the approximate profit coming to me from the eventual sales of the three properties is between $50,000 to $60,000. The homeowner is now telling me that he will not honor the original written agreement and is refusing to pay me the property management fees and will not pay me my share of the profit upon the sale of the three properties. ...Read More
I recently got a letter notifying me that there was a construction lien on our house. The letter was through the NE Register of Deeds.
The issue is our contractor stopped showing up, so we fired him and had someone else do the job. 130 days later he filed this lien. He lied on the letter about the last date he worked so that it would still appear as if he was within the 120 day window. (I have everything documented in writing). He also lied about the contract amount.
I have read that I need to send him a demand letter that he needs to initiate judicial proceedings. Is that accurate? After I do that, how do I go about getting the lien removed because I don't think he will file the paperwork to remove it.
Thank you!...Read More

Specifically, there are 2 liens filed (1 for each piece of property in the development) - can both liens be for the full amount of the work done on the development (100%/100%), or should the amount be split based on the work done on the separate sections of property (75%/25%)? ...Read More

I live in Omaha, NE and a roofing company installed a roof on my house incorrectly, they also did not finish the job and refused to finish the job. They kept demanding payment and never provided an itemized bill which was asked for 3 times. When we finally did receive a bill it had charges for work and material that were never provided. Since then we have received confirmation from the engineers at company from the products used was installed incorrectly and would have to be fixed(it is a major issue that would require removing about 1/3rd of the shingles from the bottom and fixing the issue.) The owner said that he would put a lien on my property and would not respond to us asking for him to finish the job. We recently received notice that he was putting a lien on our house but the date of time services or materials were furnished was incorrect on the filing. What can/should we do?...Read More
We have a new home built by a company that filed bankruptcy near the end of building our home. Several sub contractors filed liens on our home. Most we were able to get removed with the letter from the company that built our house saying that we were paid in full. The final company refused to remove the lien stating they didn't care if we had to pay twice they were getting their money. It has been almost 3 years now since the lien was filed and we would really love to refinance our home because my husband is fighting stage 4 cancer but can't because of the lien. Any help would be greatly appreciated! ...Read More
