We are a plumbing and heating company located in Northern Maine and looking for assistance with contract writing. We have been in business for 4 years and have not had a lot of experience in contractual writing. We are currently using a general contract in which we obtained from the state of Maine laws and regulations website. We have not omitted any of the information from the general contract but have added to the contract based on issues that we have dealt with. We are far from being lawyers and did not practice using contracts early on when our company opened as we were not familiar with all of the laws and regulations. Unfortunately, we learned the need for a contract the hard way and our goal is to eliminate problems by having a sound contract to eliminate question etc as we are plumbers so really not well versed in the area of law and need direction. My husband and I are due to speak with a representative from your company at 10:00am this morning after having a conversation with your representative on Friday in regards to liens, notices etc. We are leaning towards subscribing to your services, but a piece of what we need assistance with is contract writing. So just checking to see if this is something available and the process and if it would be included if we subscribe and what the fee would be for each document. I had a lien placed on my property (MORTGAGE) from a delivery service affiliated with my fathers restaurant in Sanford, ME in 2014, and I am just learning of it today. I had no ownership of this restaurant. I haven't worked there since I was a kid. However, my father and I share a name, which was the name of the restaurant. I do have a different middle name, but they assigned the lien to me anyway without proper notice or checking to verify the owner. They blindly assigned the lien to me. I've been in touch with the assigned lawyer of the creditor, and they are making this difficult for me to verify my identity vs my fathers identity. I don't speak to my father. I have workwd fir a company 50 to 70 HR weeks never called out for 2 years and this virus hit and I got a reg cold and they told me to stay hime for 2 weeks I had to fight to get paid and they made me use my paid time off only 2 days of it and I had to fight to use 1 vacation day I never got them back they wouldnt let me sign up to unemployment I have pages of text from the owner and office lady telling me to just wait not to do anything or say anything. Then I had my kids home cauae schools closed and I worked 3rd and it was impossible to sleep in a trailer with 2 kids home I told them my problem they said there was nothing they could do. I was the only guy on nights with kids at home so I gave my notice to quit and they said I was done right then now I'm fighting to get unemployment because they denied me even tho I would still be working there if it wasn't the virus I just need to know if I have a case I have all our conversation in texts on my phone and a good work record with them ...Read More

I am a builder in Maine who was hired to repair substantial damage to a home in Maine. The terms of payment included on my estimate required payments be made at certain times during reconstruction with a final payment due when reconstruction is complete. The client did, in fact, make the first two required payments. After 2/3rds of the job was completed the client, in writing, stated they could not pay me the third payment required, indicating if that was not acceptable I will have to stop work. I immediately stopped work as demanded in writing and removed all our tools, equipment and belongings from the property. I generated a final invoice giving all credits due as is required by Maine' governing law. Not hearing from the client for a reasonable time, I filed a Lien upon the property in accordance with Maine's governing law; duly recorded with the Registry of Deeds. I sent a copy of the Lien to the client as well as the mortgage holder, although governing law does not require a Notice of Lien be sent to the mortgage holder. My question is if the client does not pay the amount due, how many days following the recording of the lien with the Registry of Deeds do I have before I can begin foreclosure? And should foreclosure become necessary, can I include my costs for the foreclosure proceeding?...Read More
