I built a house for someone in 2008. They stiffed me on the final draw of approximately $46,000. I filed a lien within the 90 day time period and it still exists on the local registry of deeds to this day. However, I never pursued it further (no intent of foreclosure, no lawsuit, etc was filed) There was another materials supplier that he stiffed for about $29,000 and that was the same situation. That lien was filed but no further action done. A third party filed a lien, and then sued the homeowner and they were paid, and the lien released for the amount of roughly $14,000. My question, this is obviously after the actionable dates and beyond the statue of limitations for my state of Maine which I believe is 6 years from the stoppage of work. Can I do anything now to collect my payment? Second question, my business went bankrupt shortly after he stiffed me. The lien was in my name "John Smith D/B/A Construction & sons" ----because the business is bankrupt, but was in both my name AND the business name, is that lien still valid and actionable when the property owner dies and the house goes into probate, estate, etc? Final question, if I die before I can collect on my lien, can my son legally pursue it after my death (we share the same name) If not, where does the lien go, what happens to the funds, and does the lien just die out? I completed a paint job in Gorham Maine after the job was completed the customer wanted me to finish the walls above and beyond paint prep. I did tell him what he wanted was drywall work and since this home was built in the early 50s the walls won't be perfect no matter what I could do. This is a paint job, not a drywall job,I told him. I went back twice to do touch-ups, more patching, and such. He gave me a list after that of some extremely minor items to address. I did go back again and complete them. He told me he would pay once the items were complete. This was over a week ago and I have a prelim I will be sending out since he has not paid and dodged my emails. I believe he will say as many bad things as he can to get out of paying for this work. He owes me $3600. Do you have any other advice??

The handyman who doing some work on my house in Maine (I am a Florida resident). He walked off the job in March after the pandemic was announced. He filed a mechanic's lien against me but I have not received anything else. As I understand it, he has to file an actual lawsuit withing 120 days. I sold property in Rockland Maine recently, and it had to have a new sewer drain field installed for a cost of $20,000. It is on my deed that the next door neighbor is responsible for 50% of the cost for their connection to my system.. The county want issue them a permit to build their own.
I can't get them to respond to my reimbursement request on their behalf.

I will be using Levelset for the mechanics lien service. The customer has 2 properties, one #448 the other #500 on the same street. I purchased 3 items adding for the amount of $250 in her residence, #448. The contract work was on #500. That amount was verbally excluded on the first payment, $3750.00 minus the $250 = $3500. The items are in still in her residence. Plus I also did spend at least 2 hours, or more retrieving necessary items to be used to complete the contract on #500. Can I also put a lien on her residence #448 as well as the contracted # 500. In addition she told me in regards to signing the contract that I could buy a week in Saint Martins for $2000 which further enticed me to pick up the contract. For any and all the above reasons can I attach her residence in my mechanics lean since it did involve my contract and I did some work over there which I would have billed for.
