I have done work on my son’s home in recent years to help make the place more livable. The expectation was that the money I put out along with the labor I payed for would be paid back when he and his wife could. I also loaned money’s for the purchase of a font end loader, small bull dozer ,one 650 dump truck ,a John Deer tractor , a Kenworth log truck with trailer. Home owner paid approximately $120,000 for construction of a post and beam screened-in porch with cathedral ceiling, stone floor, electric, etc. Numerous problems from the beginning, some remedied by the contractor, some not. Contractor stopped returning calls shortly after completion. Within 3 years, a number of post were rotting at their bases along with parts of the sill and wall framings. Thanks for responding. I want to place a mechanic's lien against a realtor, for whom I staged a cottage in VT. It was back in April of 2020 and I filed a small claims court case against the company, but the cases in Hyde Park, VT are backed up, so I missed my 180 day window to file a lien. Can I still file the lien in VT against the property? FYI, recently they asked me if I wanted to settle out of court, but I said no. I am a small business owner in VT. I do home improvement and handyman projects. I recently completed a project for a man that had a few parts to it,changing doors for new doors installing new wood on a ceiling and replacing old deck boards with new trex decking. Everything was done in a timely manner and there were no complaints from the home owner. We did not have a contract about the work performed but as I understood we had a gentlemen's agreement. Once work was complete I gave the homeowner an invoice which totalled$2440.00 which was a pretty generous amount due for my services.
