My lien was recorded about three weeks ago, and I see that I have a month to get the lien served. However, the Sheriff hasn't confirmed that the lien has been served. Do I wait the full month and then post the lien on the property, or should I do it sooner rather than later to cover my bases?
If I do have to post the lien on the property, what do I do about the affidavit or acceptance of service that must be filed within 20 days?

would i have lien rights? I would guess this is an agency of the County, but not sure. I am trying to get bonding info. GC thinks it is Bonded and I am hoping to get that. If it is not bonded I need to know for sure if I have no lien rights.

We performed work in Pennsylvania (Philadelphia to be precise) and we have approximately $20k oustanding for some professional engineering design and construction administration services.
The work was performed throughout 2018 and 2019.
Would filing a lien against the property help us in collecting the outstanding receivables? What are the requirements of timing to file the proper lien.

PennsylvaniaTh oewner of the property is an LLC, they hired us to provide siding works. In the end they didn't pay in full. We wanted to file a mechanics lien against the LLC.
Please, correct me if I'm worng. We have 6 months for that and first we need to send a notice of intent, than we need to serve an affidavit of notice within 20 days, and than we can file a lien within the same period. What would be a propriate affidavit of service of notice - registered mail or service by Sheriff?

PennsylvaniaFiled civil complaint against customer and was awarded judgement. Defendant is now appealing. I only have 5 more days to file a complaint or she is going to walk away with a new roof and we will lose $6800. Need to find form but have researched everywhere.
PennsylvaniaI am a homeowner who wants to put a lien against my property next door. The house has been abandoned for about 3 years, owners deceased and no next of kin. Currently, the bank owns it, it has back taxes and will be on Sheriff Sale in July.
I had to hire a landscaper to cut down 2 trees, they were over 2 stories high in back yard as it was causing damages to my roof and siding on my house. Then, there were squatters, after the police asked them to leave. Myself and a contractor had to purchase materials, seal up all of the windows and doors, they were starting to cause damage by stealing copper pipes and metal. This took several hours of labor.
The cost of the tree removal was $500, as well as the materials for boarding and labor to hire

They filed a motion of objection based on technical items like their name is different or we did not specify if we were a contractor or sub, we did not attach the contract although it was attached. How does one go about dealing with the next steps on this?
PennsylvaniaThe GC is attempting to mitigate their losses on the entire project on us because they can't get the owner to pay for some of the costs of the project . They have taken since last August to come to the table to negotiate after we submitted the final invoice. We applied the lien at the end of November 2018 .
