What the stander percentage of mobilization & demobilization from total cost of work
KansasWe did mitigation for a bar that is located in a strip mall. The strip mall
is owned by the landlord and the bar is owned by the tenant. We did no work
on any structure that is owned by the landlord therefore, we have no
contract with him and he had no part in the claim or payments. The claim
was invoiced in 4 different parts per insurance request- all but 1 invoice
has been paid in full and 1 other invoice has been partially paid (about a
$60k balance). When we filed the lien, it was placed on the landlord's
property as advised- leaving a very unhappy landlord. Also, since the lien
was filed, we have been in negotiations with the insurance company to try
to come to an agreement but getting nowhere. Therefore, the amount turned
in when the lien was filed with is different then the current amount due.
The landlord's attorney is coming at me with a sharp stick because of those
details and understandably, is defending his client. What would be the best
way to handle this very specific but unique situation?

KansasHello. We own a painting company in Kansas and the majority of our work is interior apartment painting. I have a complex that is now not paying me. Our terms are net 60 and they have outstanding invoices from March. to the tune of $30k. I have tried for weeks to work with the manager and regional manager on payment. They have been very unresponsive. I have never had to file to collect payment in 5 years of owning this business. There is no contract persay as this is all for on going work. I do have emails from the property manager confirming the work requested. How do I go about filing a Lien? Also, our terms state that a 10 percent late fee will be add to any invoices over 60 days. Can I assess those costs? What about filing fees? Do I need to hire an attorney to do all of this? Can I collect from them my attorneys fees as well? Thank you in advance for your help!!

KansasWhat are the laws against going to the property you were working on to reclaim items that are yours?
The owner of the property which is a mobile home park is not only refusing to pay me for my personal materials used or labor expenses. She will not allow me to recover items at the park which are mine. She's also tossing around that she wants to see where each and every part was installed. That's fine with me but whenever I'm available she has"EXCUSES" Everytime. We also had a verbal agreement on some larger projects that are now not going to get done by me. Is there a way for me to get the supplies without getting into trouble?

KansasOne of our customers is an oil and gas E&P company/operator. They drilled and operate two wells in Kansas. They are not paying for the rental of our equipment, so we pulled our equipment off location. On the lien, do we list just the name of our customer, or the name(s) of anyone who has an interest in the oil wells?
KansasLast work day was Dec. 7, 2018. Lien recorded on Feb. 5, 2019. New owner recorded on Jan. 17, 2018. Work was contracted through GC. Owner sold property without final lien release being signed. Then the second owner sold it with a special warranty deed. The new owner was not listed on the county web page when the lien was filed, therefor was not listed on the lien.
