Our GC placed a mechanic's lien on our property in Colorado 1 year ago and has not taken any further action. We have not paid the lien amount for a number of reasons (construction defects, invalid C/O, etc). From what I understand, the lien has now expired and is presumably unenforceable but still remains of record. What is the process for removal? Does the GC need to remove the lien? My roofer put a lien on my property on 3/14/20 but the job was completed on 10/8/19 some 159 days past completion date. In September 2018 a mechanics lien was placed on my home. I was not notified of the lien, I was not served either. I found out in Dec. 2018 when I was rewriting my living trust and the attorney ran my title to include it in my assets.
