Who has authority or should sign a lien waiver in a company? Should it be an officer of the company, the credit manager, project manager, etc.?

The Utah mechanics lien laws do not specifically state who is can sign a lien waiver. However, the general rule is anyone who have agency or authority to sign a contract on behalf of the company (legally bind the company) can sign a lien waiver. If you are unsure of who has authority to do so, a good rule of thumb to follow is whoever signed the construction contract should likely sign the lien waiver.
