Can I send a mechanic's lien to the property owner's residence? The property affected is one, the property owner address is another and then there is his residence. This address is not listed on the lien but I feel it is the best place to send the lien. Is this ok?
The code requires that the mechanic's lien be served "by registered mail, certified mail, or first-class mail, evidenced by a certificate of mailing, postage prepaid, addressed to the owner or reputed owner". I would send it to the property affected, and the owner's other address.
Your contract has an address for notice. Send it to that address certified return receiept mail.
Good morning,
Send the notice to:
1. the contractor-if you area sub or material supplier(the listed address on CSLB website, address of his business card or stationary, other known addresses).
2. The address of the property where the project is located addressed to the owner;
3. The lender, if applicable.
As an extra step, check the property records at the county Recorder's office to be sure you are aware of asll the owners, lenders and other possible lineholders.

You are required to send a copy of the lien to the owner’s address. If the owner doesn’t live at the job site, then you should send it to where they live. If it’s hard to figure out which address is best, send it to both addresses. It’s better to be safe than sorry.
