What happens to a lien when there has not any action been taken in the courts?
Does the lien go away?
What steps does the homeowner take in this instance?
Thank you

An Indiana mechanics lien is only valid and enforceable for one year. Property owners do have the ability to shorten this period by sending a 30-day Notice to Foreclose to the lien claimant. If the one year (or 30 day) period has passed the lien will be unenforceable.
However, that doesn't necessarily mean the claim still isn't on the property records. Once the lien has expired, a property owner can send a written demand for the lien holder to release the lien. Upon receipt, the lien holder has 15 days to release the lien. If they fail to do so, they can be liable for any damages incurred or potential fines of up $10 dollars a day.
