Selling a home and being asked to sign a NOC

I am selling my home and the buyers are paying for a new roof. Why am i being asked to sign the NOC? Also the job will be done under my home owners insurance Could this have any negative consequences for me?

Florida is very strict about requiring that the property owner sign a Notice of Commencement, and no one can sign in the owner's place. So, if the property hasn't changed hands, it makes perfect sense that the seller of the property would need to sign a Notice of Commencement. Of course, it may make sense for a seller to make sure their buyer is listed on the Notice of Commencement - potentially as the owner's designee - so that the buyer receives copies of all project notices. As far as liability goes, keep in mind that a Notice of Commencement doesn't actually create any liability for an owner. In fact, it goes a long way to limit potential liability - so it's usually a good idea for owners to make sure they're filing a Notice of Commencement any time work is being done on their property.
