Releasing a filed mechanics lien is a fairly simple process. An Ohio lien release form will need to be filled out, including all of the relevant property and lien filing information. Once everything has been filled out properly, and in the correct format for recording, it should be sent to the same county recorder's office where the lien was initially filed.
An Ohio mechanics lien should be released within 30 days of when the debt has been satisfied. Failure to do so can make the lienholder liable for any actual damages incurred by the owner under Ohio Rev. §42-102.
