At the conclusion of a construction project, a release of waiver is provided/signed by a general contractor to a homeowner. Does this document also release/protect the homeowner from any claims that subcontractors, hired by the GC, could file for lack of payment by the GC?
It could include language that the GC indemnify the homwoener in the event of a subcontractor claim, but that would not stop subcontractors from being able to send a notice of intent or record a lien. While a lot of the lien waivers/releases are similar in nature, there is not a set standard on what language is contained in the document.
