Mechanics Lien for Architectural services

The developer received the permit from my drawings, and the single family residence is under construction. He is a year and a half late on satisfying an invoice for changes to the design. He paid half of the invoice, and still needs to pay the other half. I did not agree to him paying half the invoice, and he has been saying he will pay me. I am a registered architect in the state of Florida. I am out of ideas on what I have at my disposal to remedy this situation. Thank you Mark

Unless you have done some drawings on the project within the last 90 days you have waited too long to impose a construction lien for professional services. Small claims court jurisdiction in Florida is up to and including $8,000. If it is more then you probably will need a lawyer due to different court rules being applicable.

A design professional can lien the job, but the lien has to be filed within 90 days of last performance of services.
