In Arizona does a contractor have to notify the property owner if they have or intend to file a Mechanic’s Lien?

Yes. A contractor who intends to assert a mechanic's lien must send a preliminary 20-day notice to the owner. The lien will secure work done 20-days before the preliminary notice is sent, so it should be sent at the beginning of the project. IF the work is complete, sending a preliminary 20-day notice won't help much.

Hello,
What happens if our 20-day preliminary notice to the ower is returned to us as undelivered? We utilized the address provided to us from Levelset Scout Research and we believe the info is accurate. Does the notice HAVE to be delievered or is attempt to deliver sufficient?
