Lien filed after house is sold

We are buying a house in PA that just was remodeled Feb-April of this year. The title search was clear and everything seems to be paid… but we don’t know for sure. If a GC decides to file a lien within the lien timeline but AFTER we purchase the home, will it be a lawsuit against the seller? Or is the lien now our problem?

A mechanic's' lien is against the property... so it will be the buyer's problem if the contractor is not paid. Your best bet is to demand that the seller provide final lien waiver from all contracotrs who were working for the seller.

Depending on your title policy, you might have insurance coverage for the lien.

The lien is against the real estate. So you could request an indemnity for any liens related to the reno or escrow funds? Ask for proof of payment? Or a statement of release from the contractor? There are options, but it depends on additional facts.
