We finished a crawlspace sewage mitigation project on 3/5/21 however the invoice wasn't sent via QuickBooks until 3/16/21. We need to file a lien as the homeowner received payment from their insurance carrier but hasn't sent us the funds.

1. Preliminary Notice Deadlines for GCs - Indiana mechanics lien law does not require parties with a direct contract with the property owner to provide preliminary notice at the beginning of a construction project. However, sending an Indiana preliminary notice is a best practice on every job.
2. Mechanics Liens Deadlines for GCs 60/90 days. Indiana's deadline to file a mechanics lien is 60 days on residential projects and 90 days on non-residential projects. These deadlines are calculated from the last date the claimant provided materials or labor.
3. Preliminary Notice Deadlines for Subcontractors - 30/60 days.
Indiana mechanics lien law only requires subcontractors to provide preliminary notice on residential owner-occupied projects. If the project is new construction, the notice deadline is within 60 days of first furnishing. On renovation projects, preliminary notice is due within 30 days.
