Yes, your lack of being a registered contractor with Washington L&I will almost surely cause you to lose any suit to remove the contractor’s lien. Registration is, almost universally in Washington, a pre-requisite to any right to file a contractor’s lien against a property.

There are other avenues, and ways to pursue your claim. Also, depending on whether you might be able to claim sub-contractor status, you may have labor lien rights.

My office has 29 years of experience for your contractor/owner lien disputes, real estate and contract law issues in Washington State and Internationally. I have assisted literally thousands of clients in my 29 year law practice, and it is wise of anyone considering a these issues, or contracting on real estate in Washington to meet and confer with an attorney such as myself.

Regarding my practice, I have twenty nine years representing owners, buyers, contractors and lenders in:

- Contractor/Owner Lien Disputes

- Commercial and residential real estate use and law,

- Contract draft and review,

- Mortgages/title/deed of trust and promissory notes

- Easements- covenant and restrictions law,

- Purchase/lease contracts,

- Landlord/eviction matters and estate-title issues,

- Condemnation/government taking/land use

My clients have been: Washington Mutual Bank, DeutschBank, and Chase Bank, as well as private LLC’s and “mom and pops”, and partnerships/individuals all over Washington State, the USA, and Canada. I understand that also have received very positive unsolicited client reviews on “Yelp”.

My practice can work with you right away via email/electronic review, although I do love to meet my clients in person.

I can provide an estimate for total time/ attorney work that appears necessary to accomplish your legal goals. You may retain me for that work immediately, or take it under advisement/consideration. I can provide a timeline for finishing any work necessary.

Please feel free to contact me anytime regarding any issues you feel I might be of help to you on. In any I will be happy to provide as much “education”, legal, and practical experience as I can.

Sincerely,
