Congratulations! Once the debt underlying an Ohio mechanics lien has been paid, you'll need to file a lien release. This is a simple document referencing the lien filing information, your information, the owner information, the property description, and a statement requesting the release of the claim. The release needs to be filed in the same recorder's office where the claim was filed.
Under Ohio Rev. Code §1311.20, once a claim has been satisfied (paid), the release should be filed within 30 days. Failure to do so can make you liable for any actual damages incurred by the owner for your failure to release the claim.
