This lien has been paid. How do I release it?
Congratulations! Now that you've been paid, all that's left to do is file the lien release/cancellation. This is a fairly straightfoward process. The lien release just needs to include information referencing the filed claim; such as your info, the owner's information, the property description/address, and the lien filing information (which can be found on your filed lien claim). Once filled out, it will need to be filed in the county clerk and recorder's office where the initial claim was filed.
One important thing to note, after payment is received, it's a good idea to get the release filed as soon as possible. Particularly if you've received a written demand for the removal of the claim. If you've received such a demand, the release needs to be filed within 10 days of receipt. Failure to do so can result in a penalty of up to $10 a day until the release is filed.
