How do I dispute an unsubstantiated claim & subsequent lien on my cabin?

In the state of Michigan, my contractor gave me an estimate of $90,000 to repair water damage on my small cabin. We had a good working relationship. I paid him. Covid happened, and I did not visit the cabin. He then claimed there was water damage, and he had to redo half the work. Hie charged me $39000 for the "redo" There are no pictures of the damage, although I asked for them at the time, and he "doesn't have to"give me any lists of materials used. I also have no hot water. He claims he is "not responsible" for that. He promised to repair a few things, but has since filed a mechanics lien for $39,000m on the house. I told him I would pay him (just so he goes away) but I don't have 40,000. I would pay monthly for a year or so.I asked that we not involve lawyers & extra fees (like liens). What are my options?

You may have absolute defenses to the lien and additional charges. An unlicensed residential contractor cannot record a lien or pursue any claims for amounts allegedly owed. Further, if he had to “redo work”, it should have been covered under his warranty and would not be considered additional work which would extend the lien deadline.
