final lien waiver for GC

is there a final lien waiver that a contractor sends out to all of their subs at the end of a project that releases liability for the general contractor?

A lien waiver is executed by the party being paid – subcontractors, suppliers, etc. General contractors often require a lien waiver be signed by subs every time an invoice is paid, or at the end of the project when final payment is made. The general can make payment contingent on a sub’s execution of a lien waiver. The general can prepare a form lien waiver and provide it to the subs, but the subs have to sign/execute it. A waiver form is most easily found on the internet. Happy to help if you have additional questions.

There are final lien waivers that a GC will provide to subs at the time of final payment. There is no state law that requires this or that requires a certain format. They can be tricky though, so be careful about what you put in them. If you want some help, feel free to give me a call (402) 397-7300.
