Can’t get a Release of Lien. Holder is unreachable.

PennsylvaniaLien Releases
Anonymous Contractor

We are trying to sell a house we bought. The former owner put a lien on the house for owed money. Which has been paid off. Former owner moved to a different state and is living off the grid in a camp site. Which is what she said she would be doing. Now we go to sell the house and the lien has not been released. We don’t know what to do next

When a lienholder can't be reached, it can be hard to have their lien removed from the property. Certainly, the easiest way to have a lien released would be to have the lien claimant release their lien themselves. Still, an owner should be able to get their title cleared though legal action - like potentially via a Pennsylvania quiet title action. Admittedly, though, this is a bit outside my area of expertise, so it might be wise to consult with a title company or even a local real estate attorney before deciding how to proceed. They'll be able to review your situation, the lien, and any other relevant documentation and advise on how best to move forward.
