Can I file a lien, if so which one would be best for my situation?

I was hired by a friend/family to manage his property with 3 rental homes on it due to he went to jail and will be there for some time. I have not been paid for my time doing this job as well as being out my own money for buying materials ect. to clean up the property and rentals totaling approx. 13,000. The home and property looks like it will be sold now before it goes to forclosure. Can I file a lien? If so which one would I file? The property is in Pierce County Puyallup WA.

No you don't have lien rights but you can sue the owner for the money he owes you and the materials you purchased.

I am not aware of a property manager being entitled to a lien for strictly property management services.  If you provided actual labor, such as repairing a leaky faucet, then you may be entitled to a lien if you are a registered plumber authorized legally to perform such services. If you provide supplies to the property, then you must first provide a Pre-claim Notice to the owner.  Your best bet is to sue the owner for these things in small claims court.
