Generally speaking, a GC can file a lien for labor and material supplied to homeowner. However, depending on the size of the job, there are certain notice and filing requirements that must be met. Additionally, a GC on a residential job needs to provide written notice to the homeonwer (and signed by the homeowner) of the GC's right to file a lien. Failure to provide such notice may subject the GC to penalties and damages.
