I subcontracted a job at a school the contractor wont pay me unless i sign a release and waver. should I file a mechanics lean?

If they are paying you in full, simultaneously with the lien and waiver, you don't need to. If it is a periodic payment, it is alright so long as the lien waiver states it is up to that date or that scope of work. If it is a periodic payment, but the lien waiver is for the entire job, then don't sign it.

The builder turned over the house to us at the end of August and we still do not have all of our screens and window parts. We have contacted them several times and we cannot get an answer on when everything will be complete. We have over looked a lot of mistakes on their part and I honestly just want to be done with them. Is there anything else I can do?
