A new client has awarded us a job. This client claims to be owner/builder but has provided a General Contractor's number to me. I never had this situation before and I question it. The GC is listed as the license holder and they are only a "GC partner" but this new client Sola Rentals will pay our invoices directly - as owner/builder. I want to prelim this project, I've requested the job information already but have not heard back. Who am I preliming? Do I also prelim the GC? Prelim the record owner of the propery, the contractor on the permit, and the construction lender. When in doubt its always better to have an extra party receive a copy of a preliminary notice than for a necessary party not to receive one.
Your contract is iether with the owner or not. If you are contracting with the owner, you don't need to serve a 20-day prelim. Maybe to be safe, serve the 20-day prelim., anyway - serve it on the owner, or purported owner, and the GC.
