Assuming you were in a direct relationship with the owner, and if you are within 90 days of your last actual work on the property, you likely have lien rights and can record a lien. You can record the lien to protect yourself and release it once he has paid in full. In my experience, if you don't record the lien, your chances of getting paid go down A LOT.
