A Connecticut Notice of Intent is a critical step to secure your CT mechanics lien rights on private construction projects. This Connecticut lien notice form is required to be sent by all potential claimants that did not contract directly with the property owner within 90 days of the claimant’s last furnishing of labor or materials to the project. Plan ahead, as the deadline to file a CT mechanics lien is the same timeframe. This notice must always be sent to the property owner and, if the general contractor filed a Contractor Affidavit, then to the GC as well. 

As far as how to send this notice, the service requirements in CT are rather complex. Generally speaking if the owner or contractor resides within the county then by personal service by a state marshal or other proper officer. If they do not reside within the county, then by registered or certified mail. Lastly, if these options are unsuccessful, then service by publication in a local newspaper might work.
