Get help filing your Pennsylvania Mechanics Lien
After a Notice of Filing of a Claim is served in Pennsylvania, an Affidavit of Service of Lien (or an acceptance of service) must be filed within 20 days. This affidavit should set for the date and manner of service.
Without service to the owner and subsequent filing of service, a Pennsylvania mechanics lien cannot be considered valid. There are no exceptions.
The service on the owner and filing the Affidavit of Service are mandatory. Failure to comply with either requirement within the appropriate time period will invalidate the lien. Unfortunately, this may be true even if the only reason for an untimely service of the Notice of Filing of a Claim is the sheriff’s delay in service.
